The Gite d'Etape - Refuge de Rive

Completed in June 2010 this 12-14 person gite/hostel provides contemporary, quality accommodation in a stunning riverside environment. The Refuge has two terraces. One directly over the river and the other covered terrace with dining tables with riverside and mountain views. With own entrance driveway and substantial parking area. Successful hostel for individuals, groups and families. Freshly painted white throughout with slate grey tiling on the ground floor and terraces and wood effect flooring on the upper floor. Heating by wood burning stove and electric wall heaters. Double glazing throughout. Served by a newly installed septic tank.

Lounge/Dining/Kitchen

Light open plan living space. Two sets of double doors opening onto riverside terrace and two sets of double doors and front door opening onto covered terrace. Two large velux windows. Dining area with dining table and chairs. Large wood burning stove. Corner seating area. Kitchen fitted with extensive floor and wall mounted units. Stainless steel double sink and large extractor hood. Stainless steel oven, microwave/combination oven and hob included in the sale as is large fridge freezer. Lighting in kitchen area by ceiling spot and under unit.

Under stairs storage cupboard and stairs to first floor. Off living space two wcs and two large showers with stainless steel showers and attractive blue tiling. All with timer extractors. Washroom with three sinks with mirrors and lighting above with matching blue tiling. Leading onto utility area with two 300 litre hot water tanks that can be used singly if required. Washing machine and tumble dryer. Fuse box.

First floor

Walkway with balustrade overlooking living area off which are three bunk rooms (3mx3m). Each room has four beds, electric wall heater, velux window, individual bed lights and power socket. Additional room with large velux window currently used as storage but possible to add a double or two single beds. Toilet with white wc and sink with mirror over and timer extractor. The contents of the Refuge are included in the sale and include all seating, tables, chairs, beds, bedding, towels etc.
